Throughout the years, members have called into the Legal Information Line Attorney to explain a transaction problem they are having and ask a legal question. The Legal Information Line attorney guides the member to laws, regulations, Code of Ethics information, general legal principles of contract law or sometimes just a common sense step‐by‐step analysis of the transaction to help the member. In 2012 NVAR expanded the Legal Information Line services by creating a Broker Information Line to provide better, quicker services to Brokers. NVAR attorneys publish Legal FAQs (Frequently Asked Questions) and legal articles, which are often included in NVAR Online Enews, which comes out every Monday. You can also find the FAQs posted on nvar.org. When a critical legal issue is identified by NVAR, legal articles are also sent to members by email blast and posted on the NVAR website.

NVAR continues to develop this service to better meet member needs. “It is always good to have a ‘go to person’ and a second opinion. The NVAR Legal Line is just that,” said Michele Brown, Broker, The Home Shop, Las Vegas.

Since NVAR began tracking the number of calls in 1995, the Legal Information Line has handled 76,718 calls from members. NVAR tracks the subject matter of each call and has 56 categories of call topics. Over 8000 calls were on Contracts issues, over 7000 on Earnest money, over 5000 on Commissions, over 4000 on Landlord Tenant Issues, over 3000 calls on agency and since adding a category in 2009 for

short sales, over 3000 calls on short sales. The number of calls per day has continually increased and currently the Line handles 35‐40 calls per day.
