Redevelopment Site In Exciting Entertainment District Ready For New Tenants
City Of Las Vegas Accepting Letters Of Interest
A 48,750-square-foot building located in the heart of the city’s burgeoning Fremont East Entertainment District is available for ground floor retail, nightclub and restaurant proposals. The site, located at 601 Fremont St., includes high-rise condo and hotel land entitlements making it an ideal site for an anchor entertainment venue and potential redevelopment project.
The site, which sits at the southeast corner of Fremont and Sixth streets, is currently being marketed through traditional commercial real estate channels as well as directly to restaurant and entertainment venue operators that expressed interest in the location previously. Proposals and letters of interest for the location are currently being accepted by the city of Las Vegas Office of Business Development for review.
The Las Vegas City Council recently approved the termination of the lease and development agreement with 601 Fremont, LLC, which subsequently returns control of the real estate to the Office of Business Development.
The building features 14,500 square feet of ground floor entertainment space with frontage on Fremont Street a short walk from the Fremont Street Experience. The Fremont East Entertainment District has recently undergone a $5.5 million improvement project making it more pedestrian-friendly and adding signature neon signage.
In addition to the open and divisible ground floor plan, the site offers a .80-acre gated parking lot that provides more than 70 surface parking spaces to the site which is a rare occurrence in downtown Las Vegas.
The Office of Business Development is working to identify entertainment and restaurant tenants that can occupy and operate businesses within the ground floor space. The city is also willing to entertain proposals for demolition of the existing building and replacement with new construction under strict performance requirements.
